white linen loveseat

My client wanted a new white linen loveseat slipcover. She loved her last one so much, the arms were worn through. This time there was enough fabric to make some arm pads to help with the wear and tear.IMG_5497

BEFORE–The previous slipcover was completely worn out, but the underneath muslin body was still in perfect shape.

AFTER–New chunky white linen fabric, down cushions, and arm pads to finish it off. I still adore her coffee table that I admired 4 years ago when I made the last slipcover. She said it was a stacking antique plant stand.

The linen was heavy weight, so I did a 1.5″ blind hem along the bottom edge.

Side notes-

-My Slipcover Workshop is this weekend!

-My oldest son gets his license in 6 weeks! He can’t wait, and neither can I.

-Half way through spring soccer with my two youngest boys. 4 games/week! I forget what it feels like to make dinner. It’s fend for yourself about every night.

-Checking out McCall, Idaho next weekend with my mom and sisters for our next family reunion.

-Running the Moab Red Rock Relay race in a few weeks.

-Got the cabin up and going for the season. Spent about 5 hours cleaning and reinstalling clean slipcovers, curtains, and bedding. We also switched out the bunkbed for a twin over full bunk, to accommodate another couple . We had our first guests of the season stay last weekend!

white linen chair box pleat skirt

My client wanted to replace her old slipcover with a white linen slipcover with a box pleat skirt. Except she wanted the skirt to the floor this time.

Chair–BEFORE–The slipcover was tearing on the arm and getting old. Time for a new outfit!

IMG_5466This slipcover was made out of heavyweight white linen. I did a 1.5″ blind hem, with 5″ box pleats.
I am in LOVE with her rug! It’s faded, worn, and imperfectly perfect. She told me it was in her bedroom as a child!

IMG_4030Condo update— 1 yr ago we closed on our investment condo. It was a BYU approved condo for women’s housing.

My plan was to pay it off in 3-4 years, and then cashflow $700-$750/month after expenses (management fee, HOA fee, property taxes, maintenance). Well 1 year in, and it’s going as planned. I have 2 years left to pay it off, and I want to buy another one or two! I apply the rent and anything else I make towards it.

My tax guy about fell off his chair, when I showed him my Quickbook statement on it for the year. -$39,000 as the net income. In my mind, that’s not really a negative number. It’s all still there–it’s going towards the nestegg—which will start paying me back in 2 years. Where else can I invest $124,000 that will pay me $700 in returns every month? And actually I’m not paying the whole $124,000 myself, my tenants are paying for $36,000 of it.

It really hasn’t been a hassle, we have a management company that takes care of it for $75/month. It’s always been occupied.

My new favorite blog (Affordanything.com)and podcast talk about real estate investing. Super intriguing! I listen to the podcasts while I work, or when I go for a solo run. It always gets me thinking about new ideas. I think at some point I’d love to be a money coach on the side and help people understand their finances and get out of debt.

Slipcover Workshop April 29-30th

This is the only slipcover workshop I’ll be scheduling this year. There are 2 spots remaining!

I have 15 years of slipcovering experience and would love to show you some tricks of the trade, whether you are interested in making your own slipcovers or aspire to start your own business at some point.

I did my first paid job for 2 chairs and ottoman for a neighbor, she loved them.  Bought a couch made for a slipcover at an outlet yesterday for our new house.  Busy sewing all weekend. Guess I’m hooked!

DETAILS

*April 29-30th, 2016 (2 day workshop–to ensure everyone isn’t rushed and has time to finish their project)

*9am-4pm both days

*Bring a chair, pre washed fabric, thread, tape measure, scissors, quilting pins, and sewing machine with zipper foot (If you are flying in from out of state, I will provide chair and fabric for you)

*Choose a simple lined chair. I wouldn’t recommend a wingback for your first project. Wingbacks have a lot more seams and curves and are more time consuming.

*I”ll supply piping, zippers, and serger

*1st day–sew piping, pin fit, and sew main body

*2nd day–add skirt detail and sew box cushion.

*Class sized capped at 4 spots

$250 (Includes lunch both days)

On site at my work studio in Eagle Mountain, UT
