white linen chair box pleat skirt

My client wanted to replace her old slipcover with a white linen slipcover with a box pleat skirt. Except she wanted the skirt to the floor this time.

Chair–BEFORE–The slipcover was tearing on the arm and getting old. Time for a new outfit!

Chair–AFTER!

This slipcover was made out of heavyweight white linen. I did a 1.5″ blind hem, with 5″ box pleats.
I am in LOVE with her rug! It’s faded, worn, and imperfectly perfect. She told me it was in her bedroom as a child!

Condo update— 1 yr ago we closed on our investment condo. It was a BYU approved condo for women’s housing.

My plan was to pay it off in 3-4 years, and then cashflow $700-$750/month after expenses (management fee, HOA fee, property taxes, maintenance). Well 1 year in, and it’s going as planned. I have 2 years left to pay it off, and I want to buy another one or two! I apply the rent and anything else I make towards it.

My tax guy about fell off his chair, when I showed him my Quickbook statement on it for the year. -$39,000 as the net income. In my mind, that’s not really a negative number. It’s all still there–it’s going towards the nestegg—which will start paying me back in 2 years. Where else can I invest $124,000 that will pay me $700 in returns every month? And actually I’m not paying the whole $124,000 myself, my tenants are paying for $36,000 of it.

It really hasn’t been a hassle, we have a management company that takes care of it for $75/month. It’s always been occupied.

My new favorite blog (Affordanything.com)and podcast talk about real estate investing. Super intriguing! I listen to the podcasts while I work, or when I go for a solo run. It always gets me thinking about new ideas. I think at some point I’d love to be a money coach on the side and help people understand their finances and get out of debt.

Pieced chair

My client wanted a pieced chair with two different fabrics. She went with a cross hatch tan/cream canvas that coordinated with her wood grain fabric perfectly.

Chair–BEFORE– I get it, kids and families are hard on furniture. It’s so great to have a slipcover that can be removed and washed.

Chair–AFTER! I love the way she decided to mix it up. She loved the wood grain fabric and bought all they had left (6yds), but she had two chairs. Perfect solution to make it work. they turned out BEAUTIFUL!

Side notes

Oh my heavens, where do I start?

We started a HUGE remodel on our house 4 weeks ago. I decided to take out another wall and make a large dining room, replace all our floors on the main level including the master bedroom/closet, and replace all baseboards and door trim. It’s pretty much done–I’ll do a post about it next week.
My mom’s husband passed away 10days ago, he’s been a grandpa to my boys for the past 11 years. Which is pretty significant since my youngest son is 11 years old. We will miss granda Keith!
I signed up for the Redrock Moab race again with my girls
I just scheduled my only workshop for this year.
I think I should go take a nap now!

nursery swivel rocker

My client wanted to slipcover her nursery swivel rocker in a gender neutral color, since they weren’t finding out what they were having. I forgot to take a before pic–it was just a muslin covered chair ready for a slipcover.

She chose a great grey diamond fabric.

I did do velcro under the bottom edge to keep it all tight and in place.

I love the mural they painted on the wall! It’s perfect with the crib and dresser.

Side note– She also had me make a few pillow to finish off her front room. She chose some great fabrics! You ALWAYS need pillows to finish off a space. I always use down inserts in my pillows, so you can fluff them and they always look great. Polyfiber fills, just go flat and hard over a few months time.
